Each report is automatically formatted into a professional, branded PDF that includes a cover page, site and date details, an annotated aerial roof or site plan, and a numbered photo log with descriptions. Quality Assurance (QA) Report

The Quality Assurance Report — also referred to as an Observation Report — is purpose-built for active construction and roofing replacement projects, where ongoing oversight is essential to ensuring work is completed to specification. Inspections are organized within a project structure, allowing multiple site visits to be tracked under a single project record. Each report captures key project details including the client, roofing contractor, foreman, crew size, weather conditions, and a full breakdown of the roof system being installed — covering membrane type, insulation, cover board, vapour retarder, deck type, and attachment methods. 


At the heart of the template is a color-coded aerial site plan that visually communicates construction progress across the roof, distinguishing previously completed areas, work currently in progress, informational photo locations, and flagged action items. Numbered inspection photos with written descriptions document both the quality of workmanship and any deficiencies requiring corrective action. The Roof Condition Assessment app is a comprehensive evaluation tool designed for roofing consultants who need a thorough, professionally documented analysis of existing roof conditions. Used for both proactive asset management and targeted investigations of known problems, this app captures the full picture of a roof's current state and its projected future needs. The report supports multiple roof sections, with each area documented individually for roof system type, deck type, vapour retarder, insulation, membrane, surfacing, estimated R-value, and approximate age — giving owners and managers a precise understanding of what they have and how long it is likely to last.


Beyond the physical inventory, the app includes dedicated sections for roof leak history, a categorized maintenance items list with photo references, and a 10-year maintenance and capital expenditure forecast broken down by roof area and year. This financial planning tool allows property owners to anticipate costs, prioritize repairs, and budget accordingly, rather than react to failures.
